Where Will You Be in the Next Real Estate Boom

Occasionally some come to us asking if they can just put up the money and not have to get their hands dirty or even have to be involved with the real estate deal. If this interests you, the answer is yes, we can.

The market has changed. The days of seeing 50% returns are gone. However, we anticipate being able to realize good returns if investors can tolerate a buy and hold mentality. Although we feel the market is turning as of the end of 2010, it may be another 5 to 6 years before we see property prices increase.

A number of factors make this the best time to invest in North East Pennsylvania, also known as NEPA.

At the North East Pennsylvania B2B meeting, the representative of the new hotel being built here in 2010 was asked why in this economy this was happening. The answer was revealing.

Hotels do not build unless there are a number of studies and they can have a minimum occupancy for the coming years. Based on their studies, they feel there is a need for hotels.

What is driving this growth in this down economy? Gas! Yes, the natural gas fields just North of Scranton. This growth means that the real estate prices that have been depressed for the past 30 years will in the future be seeing growth much closer to the values of the national averages.

So a home in Scranton that will sell for $50,000 today at the end of 2010 could appreciate as much as double in the next several years. The increase will only bring the value up to what the rest of the country median price. There are also other factors that could drive the price even higher.

A number of businesses have located in North East PA and the growth is continuing. More and more people are migrating from New York and New Jersey. There will be a tipping point when the demand for properties will drive the prices up higher.

One last factor that will drive prices up is the train. Although years in the making, the day will come when Scranton will be connected with New York City by train once again. When this happens, the values of homes here are expected to experience a dramatic increase in value.
